Effect of Design Changes on Cost and Time In Construction Project: A Case Study of Downtown Residency Imadol

Abstract

The construction industry involves different stages that are followed for the building projects to be executed. Designing is one of the stages involved. What is expected to be executed is what had been designed but things may be different from this expectation. The objective of this research is to analyze the causes and factors that lead to the change of design and their effects during the construction stage on cost and time with possible preventive measures of the building projects in Downtown Housing(DTH), Imadol. The research methodology engaged a questionnaire survey containing questions about the causes, factors, and effect of design changes during the building construction along with the preventive measures, which was distributed to the three parties i.e, owner, consultant, and the contractor. The questionnaire responses were analyzed based on the Relative Importance Index. This study comprises; an extensive review of literature on the subject of design change, data collection from three parties involved in DTH, analysis of the findings, conclusion, and recommendations from the findings. The results indicated thaT the main causes of design change are substitution of materials or procedures, Changes of plans by the owner, lack of coordination in the project team members, owner change of schedule. The results identified different factors that lead to the change of design during the construction stage such as internal and external as per different groups. Also, the results identified the effects of a design change on cost variation ranges from (11-15)% and the time varies from (6-12) months. Furthermore, the preventive measures of design change are the use of a project checklist on every milestone, use of WBS, review of contract documents, clarity of changes order procedure, pricing of indirect effects, and design freeze. The results recommend that the owner should be aware of the design and its happenings. They should be fully prepared for the coordination with the team and proper financial planning should be there. The involvement of the owner during the design phase helps to minimize the design change and its effects on cost and time.
