Analysis of Causes and Effects of Delay in Retrofitting in High-rise Building: A Case Study of Park View Horizon, Kathmandu

Abstract

Retrofitting projects in high-rise buildings present unique challenges, often leading to delays that can significantly impact project timelines and costs. This study investigates the primary factors causing delays in retrofitting projects, aiming to provide insights into effective mitigation strategies. Utilizing a combination of qualitative and quantitative research methods, data was collected through questionnaires and Key Informant Interviews (KIIs) from stakeholders involved in the Park View Horizon project located in Kathmandu, Nepal. The Relative Importance Index (RII) was employed to assess the significance of various factors, revealing communication gaps, inconsistent decision-making, and ineffective problem resolution as prominent concerns across stakeholders. Additionally, the Spearman rank correlation coefficient demonstrated strong agreement between Overall and Consultant perspectives, affirming the reliability of the findings. Furthermore, the investigation into the effects of delays in retrofitting highlighted time and cost overruns as primary consequences, with a notable correlation between perspectives. Enhanced stakeholder collaboration, clear communication channels, and proactive risk management emerged as key recommendations to mitigate delays effectively. Thematic analysis of Key Informant Interviews (KIIs) provided nuanced insights into specific challenges encountered in retrofitting projects and effective mitigation strategies, emphasizing the importance of early engagement with regulatory authorities and leveraging advanced technologies like Building Information Modeling (BIM). Moreover, secondary data analysis of historical records, project documentation, and literature review complemented the primary findings, enriching the understanding of retrofitting challenges and mitigation approaches. The use of statistical tools such as SPSS for reliability testing and Python for thematic analysis enhanced the rigor and depth of the study. In conclusion, the study underscores the critical need for proactive measures to address communication gaps, streamline decision-making processes, and enhance stakeholder collaboration to mitigate delays effectively in retrofitting projects.
