Abstract
Construction projects play a pivotal role in the development of a country's infrastructure
and economic growth. The transportation system is one of the integral parts of the
functioning of society. According to Planning Tank (2015), the transport system
improves social, economic, industrial, and commercial progress and transforms society
into an organized one. It is one of the most essential services and a vital force for
determining the direction of development. To achieve the desired transportation balance
and an efficient system, it is essential to provide organized facilities, one such facility
being a bus terminal.
Delays always cause an increase in costs in construction, time overruns, and sometimes
disputes among the parties. The major focus of this particular thesis work was to
identify the major causes of delays in ongoing construction bus terminal projects
financed by the Town Development Fund in Nepal, their effects on construction, and
to suggest possible remedies for preventing delays in the construction of bus terminal
projects under Town Development Fund financing.
The methodology of the study was based on a review of the literature available from
different sources on the relevant topic of study. The under-construction bus terminal
projects in Nepal funded by the Town Development Fund were selected to study the
causes of delays, the effects of delays, and possible remedies for preventing delays in
the construction of bus terminal projects. A questionnaire survey was conducted among
the construction partners in the selected projects to find out the objectives of the study.
The study conducted RII and Spearman correlation for data analysis, alongside KII
involving four experts for thematic analysis.
The findings of the study revealed that delays are mostly related to rework due to a
change of design or deviation order, delay in the approval of shop drawings and

samples, delay in material delivery by vendors (shortage of material), slow decision-
making from the owner, and the use of improper or obsolete construction methods.
It is seen that most of the significant causes of delays are related to project-related
factors. Then it comes to the process-related factors, site-related factors, and technical
issues-related factors group, and only then to the contractor-related factors group. The
most significant factor among all the groups is exceptional rework due to a change of
design or deviation order.
The findings show that the most significant effects of delay in construction are cost
overrun, time overrun, arbitrations, litigations, and disputes.
In this study, it is seen that the most significant possible remedial for the prevention of
delay in the construction of bus terminal projects are regular communication and
collaboration, having proper clear guidelines and standards, and diversification of
suppliers.
This study recommends having a proper comprehensive plan and design phase, early
coordination, and proper material planning and procurement. Overall, this study
recommends that special attention be paid to comprehensive cost estimation,
comprehensive project planning, and a clear contract agreement to avoid delays in the
construction of bus terminal projects in Nepal.
