Abstract
The construction industry is a complex sector that encounters various difficulties, including
housing shortages, productivity issues, labor scarcity, and sustainability. Construction
companies must choose the most appropriate construction method for their clients and
projects, which helps to address these concerns.
The objective of this research is to examine the factors, challenges and mitigating measures
related to construction methods adopted in building construction within Kathmandu
Metropolitan City. To achieve this objective, a literature review was conducted to short-list
factors and associated challenges as twenty-one and fifteen respectively. For the study
purpose, one hundred and thirty questionnaires were distributed out of which one hundred and
twenty-one valid responses were received. The study particularly focused on government
engineers, designers, and developers as important stakeholders on identifying and ranking the
major factors and challenges. Also, for analyzing the collected data SPSS software, Microsoft
excel-2016 and Principal Component Analysis (PCA) were used.
Through this study, twenty-one factors were identified and categorized in four components,
which are: “Process optimization and safety”, “Creative ad expressive building approach”,
“Sustainable construction ecosystem” and “Collaborative building component”. Also fifteen
challenges were identified and categorized into three components, which are: “Safety and
integrated system”, “Cost optimization” and “skepticism and conservative attitude of terminal
users”. Subsequently, interviews were conducted with representatives to gain initial
understanding of their preferences regarding factors, associated challenges with construction
methods and their mitigating measures. Mitigating measures to overcome challenges
associated with building construction methods were identified from Key informant interviews
(KII).
This study concludes that factors and challenges identified in this research are crucial not only
in building construction methods adopted in Kathmandu Metropolitan City but also could be
used as reference for other construction techniques used elsewhere which was validated by
comparing several researches conducted in other countries. Such findings are significant for

the construction industry performance improvement and to provide valuable insights for
effective management.
This study recommends to ease regulations, bylaws and provide trainings to masons in local
level to effectively address the current factors and challenges associated with construction
methods for buildings within Kathmandu Metropolitan City. The findings of this research
could help the researchers to broaden their perspective and undertake similar studies
encompassing other sector of construction industry.
